Energy Performance Certificates

EPC

Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or rented

A valid EPC for potential buyers and tenants is required before you market your property to sell or rent.

An EPC contains information about a property’s energy use, typical energy costs and recommendations about how to reduce energy use and save money.

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years, and must be produced by an accredited energy assessor

Minimum Energy Efficiency Standards

MEES
All private domestic rented properties must now meet the minimum standards of an E rating or better in their Energy Performance Certificate.

Landlords will need to take action to avoid any non-compliance penalties (estimated at £5000) and protect the value of their assets. If a property does not meet the minimum standards, it will be deemed unlawful for landlords to let or market their property.

Renewable Heat Incentive

The Domestic RHI is a Government financial incentive introduced by the Department for Business, Energy & Industrial Strategy (BEIS) to encourage the use of renewable heat. Its aim is to cut carbon emissions and help the UK meet its renewable energy targets. People who join the scheme and keep to its rules receive payments every three months for seven years.

£5000 government grant for air source heat pump

New grants of £5,000 will be available from April next year to encourage homeowners to install more efficient, low carbon heating systems – like heat pumps that do not emit carbon when used – through a new £450 million 3-year Boiler Upgrade Scheme. These grants mean people choosing to install a heat pump will pay a similar amount as if they were installing a traditional gas boiler.
